The T&P valve will leak if either the water temperature is too high or if the water pressure gets too high.

Set your temperature low and see if the leak stops, if not check your water pressure water pressure should be between 40-60 psi.
If the temperature and water pressure are Ok, then it sounds like the T&P valve failed and you need to replace it, failure of the T&P valve can cause explosion open the link watch the clip, Thanks.

Afaroo's post is the correct way to go, an expansion tank would be a additional problem solver along with Afaroo's post.

Sure would be nice to determine what house pressure we're dealing with before we start adding stuff. Is there a PRV, (pressure reducing valve) installed? Regards, Tom

Temp. may be too high. T&P valve means Temp and/or Pressure and will release on either one. Sometimes after releasing they willcontinue to leak because of foreign matter under the seat . Check with the water dept and ask if the water meter has a built in check valve. If it does you may need a thermal expansion tank on your system
