    Water problem

    But cold is OK? This must be a water heater issue so lets start by checking the flow from the drain spigot. Attach a hose direct it to waste and open the sipgot. How was the volume? Just to clarify, thuis appears to be a pressure problem to most home owners but it is really a volume issue. There is a restriction somewhere and we will find it.

    Are there heat trap nipples,(see image) installed? Is there a hot water recirculating system installed? Back to you, Tom

    How old is the water heater? Can you post a pic of the water connections on the top of the water heater?
