Who is responsible for a broken pipe between walls in a town house?

That depends on your contract agreement with the condo. Read your bylaws and it should tell u.

Chuck is on the right track. Is this townhouse part of a HOA? Do you pay dues to an association? The broken pipe supplied water to which residence?

Yes, the townhouse is part of the HOA. Yes, I paid dues to an association. The broken pipe supplied water to my residence.

You will have to read your HOA covenant agreement but normally anything beyond the surface of your inside walls is considered common property and the responsibility of the Association to repair. Have you reported this to management yet, I would do so ASAP

Yes, I reported to the HOA. They told me they are going to have a meeting, and they are going to tell me their decision in a few days.

What is meant by It would be very unusual for any utilities to be in the "party wall" (the wall between two units)
Usually these are fire walls. Do you mean inside your interior wall on your side of the party wall? I would expect to find that your property boundary line is the center of the "party wall"..

Where , exactly. Is this "broken pipe"? In a inside wall in your unit or outside in a common area?
In my area the unit owner's responsible for repairs INSIDE the confines of the unit and the Association bares the cost of common area repairs. Good luck, Tom

This makes no sense to me. A broken supply inside a wall can't wait a few days for a decision. Where is all the water going? Where are you located, what's the name of the HOA?

Hey Bob,
It's not difficult to determine if a pipe spewing water is in a unit or in "the common area. Sadly most water pipes are within the confines of the condo. Rule of thumb sez, " First fix pipe and then access charges". That's the way it works in my area. Cheers, Tom
