    If my landlord sell property new owner is obligated to honor my lease?
    If my landlord sell the property will I still have a 1 year lease with 7 months left, new landlord can give me a 60 days notice or he obligated to honor my lease. I live in Pittsburgh PA.

    Yes my new landlord is giving me 60 days notice and I still have 7 moths left on my present lease. What I should do?

    You could present a price that would entice you to leave early... otherwise you won't go until the lease runs out. Keep in mind they don't HAVE to extend it beyond the end of the lease current written lease by even one day.

    Section 250.104. Rights of persons acquiring title by descent or purchase
    Any person who acquires title to real property by descent or purchase shall be liable
    To the same duties and shall have the same rights, powers and remedies in relation to the
    Property as the person from whom title was acquired.

    Tell the new owner that under section 250.104, he is required to honor the lease. In some areas, an exception may be made if the new owner wants to move in. But I don't see that exemption in this case.

    But if he wants you out do you really want to stay? I would suggest that you offer a compromise where he buys you out. Usually 2 months rental and maybe pay your moving expenses.

    Hello again, harold:

    Write him a letter explaining to him that he MUST honor your lease, pursuant to Section 250.104.

    "Rights of persons acquiring title by descent or purchase.

    Any person who acquires title to real property by descent or purchase shall be liable to the same duties and shall have the same rights, powers and remedies in relation to the
    property as the person from whom title was acquired."

    Plus, your written lease should have some language in it that says the lease is incumbent on all successors or assigns. Point that out to him too.

    You could also tell him that you'd be amenable to a buy out, if the price was right...

    Finally, tell him that you will honor your agreement and expect him to honor his. Send your letter certified, return receipt requested.

    The seller was obligated to inform him of the lease. You provide the new owner a copy and inform them as noted they are obligated to honor it. Be sure to pay them on time and not give them a reason to evict.

    If they need you out sooner, they will have to pay you, ( buy the lease out) to a price you will agree to.
