    Landlord/Tenant who is responsible for Coin op laundry repair
    We have coin operated laundry at our apartment complex.
    I was doing my laundry last night and I found a note on the washer that reads, "you are overloading the washer and you will fix it when it breaks".

    I have three questions:

    1. Can the landlord require me to pay for coin-op laundry repair?
    2. Would he have to prove it was me who broke the washer?
    3. Since he wrote that note can he charge me for repairs at any time in the future when the machine breaks?
    3. Can he take it out of my security deposit?

    Side note: I did overload the machine for one cycle. I knew it was too much but I wanted to get the last towel in there. It wasn't in great excess and I would have done the same if it were my own machine.

    No, not unless he actually SAW you overload the machine. He can't charge you for the repair of HIS machines. And if he tries to take this repair out of your deposit, you can take him to court and have it refunded to you plus court costs to bring the action.

    My question is , how did he KNOW you over loaded the unit, were they there ? Is their cameras.

    If he can prove you are not properly using the machines, he could even ban you from using them, or charge you to fix them.
    But he will have to show that the break down was due to your actions

    I'm willing to bet this is a communal machine... used by others as well... and the sign was on the machine. The OP assumed it was them as the intended target.

    Coin operated machines are rarely if even installed in the units themselves... but in a common laundry room.

    Overloading a machine is dumb and a false saving anyway... the load doesn't wash well or rinse well if its overloaded. Yet people do it all the time thinking they can save a few cents.

    When did you find this note? Did you start the machine then leave and return? Or was it there when you started? Are there cameras in the laundry area?

    The others are correct. The LL would have to prove you were the one overloading the machine, but if he cou,d you could be held responsible.
