    Are you
    1. buying a house ?

    2. did you have it inspected ?

    3. the inspection listed some things wrong ( they all do)

    I will assume there is a contract on the house?

    Are you the buyer or seller?

    Assuming you are the buyer and there is a standard contract on the home

    If the repairs are minor, often the buyer will merely accept the home as is.

    If there are really major repairs, you may ask the seller to either fix them or reduce the price of the home because of them, When you do this, it is the same as a new counter offer and the seller can refuse.

    Or you can merely walk away if there is too much damage found.

    If this is a foreclosure, or a short sale, the seller normally can not afford to fix anything and those sales are normally as is, so the inspection merely allows you a chance to walk away if there is too much bad.
