First where are you at, and what type of purchase agreement.

In the US, you make a purchase agreement prior to buying a house and do a deed when you buy it, and that deed is filed at the court house.

Also in the US you have a "contract for deed" in which both the buyer and seller would have a copy. But a photo copy could well be used in court if needed

But when you say "lost" then police , did someone steal it,

    What country are you in?

As I understand it, you had a signed agreement. This agreement was that someone would sell you the house. You have a copy of the agreement, but have lost the original.

Is the person you made this agreement with denying the fact of the agreement, or otherwise failing to comply with the agreement? As Fr_Chuck has told you, normally the copy of the agreement should be sufficient proof.

Get a duplicate copy by putting the copy you have in a Xerox machine and pressing the button.

The authentication would be by you: write the fact that you have lost the original, and sign that affidavit before a notary or other official authorized to administer oaths.

You still haven't said why you need such an authentication.

I don't know. Is there any reason to suspect that the copy is not accurate?

You are in possession of the property. Is the person who sold it to you still around?

Sorry, but I don't know what, if any, real property title recording system you have in India. If it were here, and if the deed had been recorded, it wouldn't matter where the original went.

I couldn't find anything specific about the way India records deeds. I did find something indicating there are fees to record transfer of property. But I don't know of anyplace that doesn't have some governmental authority that handles recording of property ownership.

Also, did you finance purchase of the property? If so, the lender should have some of the documentation.
