Low well water pressure at tank
Shallow well water pump (Flotec FP4122-02) was running continuously this AM. Pressure was at approx 32PSI and fluctuating. Replaced tank today without any improvement. Obviously not the problem. Still have about 32-40 PSI and seems to hold there. Now the pump is suspect. Not sure prime is a problem because we do have some pressure and holding. Switch is a 40-60 and is keeping pump running since it will not build up pressure to 60. Any ideas before the "replace till' fixed"? Is the well level low? Foot valve stuck? Whatever? Things are very dry here in S. FL as well however, no other wells have gone dry nearby.

What is your well diameter? Can you see down it? How deep is the foot valve? Sounds like you are running out of water. Rather than keep running the pump and possibly burning it out, reset the "off" pressure switch to whatever pressure will turn the pump off. Use minimal water, wait a day or two, and with the pump running slowly run the pressure "off" switch to a higher pressure. If it pumps additional pressure you are running out of water and may have to go deeper. Doesn't sound like a foot valve, they usually allow the pressure but leak down quickly.
