    Getting a mortgage
    I own residential land and have no mortgage (it is paid for). I also have a credit score of 535. no auto loans, and about 2400 in credit card debt. My income is 31,900 and have about 15,000 in the bank. I would like to build a small home on the property should I be able to get a building loan or mortgage for this project. How do I go about the process and how much of a loan would I get to build the home. I paid about 75,000 for the land.

    You start by going to a bank or mortgage broker. That's who is going to be lending the money if you meet their requirements.

    But the 535 credit score is going the throw ice water on it.

    They will crunch the numbers and tell you how much you qualify for, and if you even qualify under today's more restrictive lending requirements.

    Anything anyone can tell you here is moot if a real lender won't qualify you.
