Proper, professional carpet cleaning ranges from $0.11 to $0.21 per sq ft. Restoration of carpet can be as much as $0.37.

Complete stripping and refinishing of VCT hard floors with 3 to 4 coats ranges from $0.21 to $0.28 sq ft.

As far as regular cleaning.. I need to know what market? Is it regular office, medical, retail, warehouse, gym/spa, etc?

Also volume dedicates price. This means how large (sq ft)? How dense is the space to be cleaned? How many nights per week? Etc?

Is this your first commercial prospect?

Thank you for your insight in response to your question as far as regular cleaning, it is for a school of about 50,000sq. ft. It will be cleaned 5 nights/wk. Not the first but still learning.

What type of school: private, high school, grade school, religious school, etc?

Do they have summer classes, do you clean all year around or only during the school year?

What is the cleanable sq ft?

Usually, taking a high school as an example, you should be able to do the cleaning for about $0.16 to $0.18 sq ft. This is without the carpet and hard floors. If competitive then you should lower your price particularly in this economy.

This is only a suggestion, you are responsible for your own pricing as it varies per market and other factors.
