Added my parents to my deed?
I did a living will adding my parents to my deed. Now they want to purchase the home from me. We thought it would be a refinace since they are on the deed. Then I am told it is a purchase cause they are not on the mortgage. How can I take my parents off the deed, so they can purchase this home

You don't add people "to a deed" with a "living will". A LW has to do with extraordinary measures to keep one alive (whether the hospital should "pull the plug" or not).

If your parents are on the title and the bank can't or won't do a refinance for that reason, simply have them sign a deed back to you. For a full explanation of the process, read this thread.
