Home equity with different downpayments
I owned my home putting $40,000 down. Unfortunately I put my ex abusive partner on title although she only put down $7,000. She and 5 family members have stolen from me and tore the house up. Does she really get half the equity($40,000 total)

Do you have any basis for your charges other then rumor? Police reports showing what went on or pictures to prove it. Maybe even a papertrail? Did they also contribute to upkeep and payments of the home ?

Yeters I do have pictures. Amazingly,5 of her family members lived in the house for over a year, trashed my office for part-time chiropractic(I'm on disability)family members never paid a penny. I paid utilities. Ex is terrible w money, bounced 3 mortgage checks in a row that I had to cover.other than that we did split the mortgage.I was trying to help her keep her great-grandchildren out of foster care so I didn't report much theft, but I am now reporting and showing damage. I have 10 broken items and a $2000 leather couch that was just ruined. Also a $4000 promissory note from grand-daughter that was not paid.I have just declared bankruptcy. I just never knew people could be this disreputable!

I commented in wrong spot,as dr.suzn at 11:59. I was also shoved against wall by her daughter last week-2 resultant cracked ribs.I'm hold up in a friends house now about to do a restraining order.police did come-court date in 3 weeks. Please help!

You could sue the people who caused the damage for damages they did.
How the ex partner is listed will show their part of ownership, they don't have to have put a penny down to have equity, all they have to be is added to the deed.
You did not say ex wife, if they had been a wife, you could have had this resolved as to who got how much in divorce court.
But yes, if she is joint owner, she owns 1/2 of the house, how much down payment makes no difference unless you had a contract about it when you bought it

My first house had unequal owners. I was a 1/4 owner, joint tenant. Right there on the deed. How does your deed read? If no mention of fractions then I agree you are out of luck.

I hope this wasn't retaliation damage for you getting the house in the settlement.
If it was done by minor children of your ex, sure, you can sue, and hope to be able to prove it. Were you there? Do you have pictures and invoices for repairs? You can sue for just about anything; winning is another matter.
If adult relatives, I doubt you have a case. You have to sue them.

This was a 5 year gay relationship with no legal binds other than the house-i'm stupid! I have cancelled checks,etc. of lending her and her family about $10,000 some w promissory note but now the other family members are on welfare-no small claims

Yes I have pictures and the damage was mostly from 3 greatgrandchildren. Which means the mother, grandmother and g-grandmother haven't given me a dime.and no the house hasn't been sold yet-its not retailiation. The family are terrible users

And sorry about the house, and the relationship not working. But yes if equal partners on deed, unless some prior arrangement made, they get 1/2 at sale of home
