    Only get luke warm water out of symmons temptrol unit
    I can only get Luke warm water out of my symmons temptrol unit that was installed in 1976. I have replaced the TA-10 and no change in water temp coming out of unit. I have backed the limit screw all the way out also. The hot water temp is at 150 degrees and is hot everywhere in house including bathroom sink. When I flush toilet while shower is running extreme hot water comes out of shower until toilet tank fills up. Any suggestions

    Hi WG...

    Since you replaced the TA-10 spindle assembly to the valve I have to figure that you have another single handle faucet at the lavatory sink, kitchen sink or even another shower valve... right? If so, it could be that one of these faucets/valves has a mixing cartridge that has failed and also needs to be replaced... ;) Here, if the mixing cartridge failed at one of these faucets/valves then cold water could cross into the hot water supply and feed out the shower valve as cooled water.

    To test this, close the cold water shutoffs under each sink with a single handle faucet and try the shower again... how'd that work? If the hot water is restored then you will need to open each cold water shutoff that you closed and test the shower valve again until the water is found to be cooled again... then you found the faucet with the issue and you will need to replace the cartridge to that faucet, OK?

    If this fails to fix, BUT you have another shower valve it could be that the other shower valve needs its cartridge replaced, too (usually no shutoffs with shower valves, but if yours has them shut them off to test as above).

    Give this a shot and let me know what you find, OK?

    PS: A temperature of 150F is not only against code and unsafe, but it is also bad for the plumbing in your house. Once you resolve this issue please lower that temp. down to about 125F...more than adequate for any home!

    Mark; thanks. I have no single handle faucets in the house. Ranch style house & water supply & hot water tank are at one end of the basement; the very first tee off the main supply is the symmons shower & toilet, 6'away is another tee for sink.

    Do you have any other single handle tub or shower valves besides the one giving you the issue?
