    Landlord not making repairs
    We have lived in our duplex since June 30. We have been promised since shortly after then that some repairs would be made. Which have not. We were also told when we moved in that after a few months they would replace the carpet (berber carpet with snags all over it). Carpet has not been replaced either. For the past couple of months we have been asking to get the following fixed:
    1)Window cannot be opened in our sons room. (They said that it does not need to be fixed until next spring, mind you it broke in July) This concerns us and we see it as a fire hazard.
    2)The electric stove gets so hot, even if you are only using one burner, that you can not set any utensils on it. I have some utensils with burn marks or partially melted now because of it. (She said that all electric stoves are like that)
    3)The dishwasher has a burning electrical smell when it is used. (She said that there is nothing wrong with the dishwasher and it doesn't need repaired or replaced.)
    4)The water spout in the bathtub has a constant drip, filled up a 3 gallon bucket in less than 3 hours. And to make that worse we have to pay for our water so it is costing us extra money.

    Hello h:

    If your problem winds up in court, you're going to need to SHOW the judge you complained and WHEN. That means you need to begin making your complaints to your landlord in WRITING, sent by certified mail, return receipt requested...

    Not only will that back you up in court, it'll PROBABLY get the landlord off his a$$, because he's going to know exactly WHY you're putting it in WRITING.

    If not, depending on the state you live in, you may be able to make the repairs yourself and deduct the cost from your rent. In other states, you might be able to put the rent into an escrow account until the repairs are made. I encourage you to read your states landlord/tenant law since it, and ONLY it, applies. We have copies of each states laws at the top of the real estate page on a sticky note.
