I have a new rental property which was rented for two years. When the tenants move out, there were three large holes in the kitchen from a barstool stain.The tenants claim, it is a normal wear and tear and not considered as a damage to the carpet. I have searched on the website, and this is considered as a damage and not a normal wear and tear. Please advise!!

I'm wondering if carpet pading particles are considered damage to a wooden floor? We had been renting a home for two years and on our moving out day we were surprised to be hit with a "not normal wear and tear fee" due to us using a carpet pad under our kitchen table. When the 4x6 carpet pad was lifted off the floor, some of the pading didn't come off along with the entire pad itself ( where most of the table weight sat) we vacuumed and moped the area and after it dried we started to scratch it off with our nails and it came right off. It didn't leave any surface damage not even to the finish of the floor. Unfortunately the inspector walked in while we were working on it, he didn't let us finish and fined us. Later I noted that the paperwork stated glue damage not carpet padding.
