    Florida Residential Lease Laws
    I am currently in a 12 month lease. I just moved into a single family home on April 1st 2010. I asked about the appliances when I moved in which everyone is very old. I have a green dryer from the 70's. That's how we knew the age of the appliances in the house. Now we are inhabited by mices running all around the house. They run under the old appliances in the kitchen area. The landlord sent in an exterminator which at first she said she will pay the first time then I have to pay for the next time the exterminator comes out. I was told the rodents have been here for a while. Now I just want to break my lease early and get my security deposit back.

    So far the LL has made a reasonable attempt to fix the issue. If you need a second treatment from the pest guy it should still be on her dime. Mice will not be considered grounds for breaking a lease but you need to be presistent and maybe a little assertive. Send the LL a certified letter outlining why the issue is not resolved. Mention that future communication will be CCd to the city housing authority or health department.

    Yes, the dryer would have been there when you inspected prior to renting, so the condition should not be an issue. The pest issue, appears to being addressed, if another treatment is needed, then you will need to tell landlord it is there duty. Unless of course your housekeeping would be causing part of the issue
