    For starters, why is this being done? There can be severe tax ramnifications in certain cases.

    You can transfer a title/deed, but YOU can't simply transfer a mortgage... YOU have a contract with the lender. And they are who calls the shots on that part. But the Title/deed, would still have a lean imposed by the mortgage company.
