Hi my sprinkler system waterline in my attic which is in my garage froze, cracked, and here comes the water. Most of my garage ceiling got wet. Servpro came out the next day and set up humidifiers/dryers in my bedroom which also got we including the floor. Servpro pulled up my carpet and had the dryers in my bedroom for 3 days and then put the dryers in my garage for three days so actually my ceiling in my garage stayed wet for 3 days before the dryers/humidifiers were placed in the garage. I had two contractors come out give me estimates on repairing the ceiling in my garage - my ceiling has lots of brown stains. Small pieces from my ceiling fell on the floor during the first 2 days after the cracked water line about the size of a quarter - one contractor said the ceiling/drywall/sheetrock [what is the difference in sheet rock and drywall?] needed to be torn out and remudded taped basically redone also resulting in my walls needing to be repained in my garage because of the remudding, etc. I am really confused about this stuff. Okay, another contractor said no, he disagrees. He said the ceiling could be sanded, repair or replace the tape, and the walls will not need to be painted and my ceiling would be fine. By the way I have a textured ceiling. Is my ceiling going to mold or collapse if I do not totally redo it? What do you think? I am really confused. Thank you for your time?

This would be a judgment call for most of us in the trades.

I would have to see the damages,poke into the material(BTW,sheetrock and drywall are the same),decide how to address the problem(is the texture falling off the ceiling,how much damage did the water cause,did the water run down the walls,etc)Then give you options as to how I would repair or replace the affected area.

Get more contractors to bid this project, it might be time consuming, but you will eventually find one who you trust and believe they are going to do a job you will feel comfortable with.

Even if you posted pictures it is not the same as being there to look at it;
I agree with KBC.. get someone in there you trust..

Mold starts to grow on the paper surface of drywall after about 48 hours of continual wetness. I'd replace it all but have you involved your insurance, they should pay for servpro and the correct repair their adjuster determines
