My relief valve started leaking so I changed it . No help, change it again thinking I might have got a bad one. Still leaking even with no heat. I turn my pressure regulator down think maybe the pressure was to high now there is hardly and pressure out of the faucets in the house but the vavle still leaks with or without heat applied. Can anyone help me?

Do you have a backflow preventer or check valove installed on your water service? Do you have a sprinkler system? Let me know, Tom

I don't know if I have a backflow preventer or not. I don't have a sprinkler system. I purchased a pressure gage. Installed on outside faucet its about 45 psi. but on drain valve at bottom of water heater its 140 psi. and that with only the pilot on the heater. Is this reading at the bottom of the heater accurate?

Your hot water faucets have just got to have killer pressure. Do they? Is the water extra hot? You got to have either a backflow preventer(see image) or a check valve upstream from your hose bib. Do you have a expansion tank installed on the cold water supply? Something's kicking up your pressure between the hose bib and your heater. As water heats it expands. As a rule this will expand back out the cold water supply unless you have something preventing it from doing so. 140PSI is too much pressure for your system. The first thing I would consider is a expansion tank,(see image) if you don't already have one. What's your take on this? Tom
