    Mobile Home Title In New Jersey
    I Purchased a new Mobile Home Back In Oct. 09, Paid cash.
    At closing I was told I would have the title in 2 weeks, I have asked several times, and keep on getting the same answer.
    I refuse to pay the lot rent now, until I receive my title, the money is in a account, I'm not sure what to do now:(

    Belair mobile homes inc.
    It came from skyline in Pa.

    So essentially this is a brand new home from Skyline. If Belair is a dealer of Skyline and you paid cash for this you should have the title by now. You need to contact Skyline (if this was a brand new home) and ask them if the MCO has been sent to the dealer. If the Manufacturer's Certificate of Origin MCO has been sent to Belair, then Belair must take it down to the DMV and get a title with your name on it. I assume that you did sign some sort of Title Application paperwork when you purchased the home. If you did, then all Belair has to do is take the MCO and get a title made.

    I did all the title work for the manufactured home dealership I worked for in Ohio and that is the way it is done for a brand new, never titled home.

    Don't stop paying park rent! The one thing has absolutely nothing to do with not having the title in your hand. If anything you could be evicted from the park for nonpayment of rent!

    If you don't get anywhere with Skyline, then may I suggest that you contact the Manufactured Homes Commission in New Jersey. They will come down on the dealer for the no title business. Some dealers are in no big hurry to get titles made. I don't know what the problem is, but if you paid cash you should have your title within the 2 weeks provided the MCO was in the dealer's possession. I paid cash for my home and I had the title in less than 2 weeks.

    And I'm afraid they may have used my money to purchase other new homes, that have been bought in since.

    This is what I was getting at. If the park was the seller, then withholding the park rent makes some sense. If it wasn't then you could be evicted. Even if they were you might still be evicted as one thing has nothing to do with the other.

    Again, contact the Skyline plant and speak with them about your MCO being sent out. The fact the dealer used your money is irrelevant. The plant would not have let the house be hauled out of their parking lot without it being paid for!

    And then contact the New Jersey Manufactured Homes Commission. They will do something about this Belair dealership. It could cost them their dealer's license if there is any wrongdoing going on.

    Thanks everyone, I did talk with the dealer the numbers came with the new home, when it came off the line.
    So I guess its in the hands of the trailer park to get me the title.
    I may also add that a finance company called me the day of the release and I told them I was paying cash, and it was released with in hours.

    That was NOT the MCO paper I spoke about. That was just the shipping paperwork that the home haulers legally needed to pull the home to your home site/lot. The MCO is a totally different paper and would not be shipped with the home. It is always mailed or FedEx'd from the manufacturer directly to the dealer who sold you the home. Like I said earlier contact Skyline and speak to them about just where the MCO to your home is. Shipping paperwork cannot ever get a title issued - only a MCO can. This MCO is signed by the person (Officer) at the manufacturing plant and notarized as this is a legal piece of paper required to be then filled out by the dealer and the dealer's signature notarized and then turned into the DMV for the title to be issued. Doing all the title work I saw many MCO's and none EVER came with the house's paperwork that the shippers were given. The only thing the shippers (house movers) ever had was the actual invoice for the home and not the Manufacturer's Certificate of Origin. The house movers needed the invoice in case they were stopped by the DOT and had to prove they didn't steal the new home and were in fact delivering it.
