    Double Leasing
    I am renting a house with 55 acres. My Landlord has double leased the land to some hunters. I have several small children and rented the property so they could run and play. Now it's not safe to let them outside. Is this legal and what recourse do I have?

    Hello A:

    It depends on the wording of your lease... To support your theory, it would have to be very clear that YOU are leasing the entire 55 acres.

    If it does, then write your landlord a letter informing him of his breach. Tell him further that if he doesn't rectify the breach, and provide proof thereof (like a copy of the letter to the hunters) within 72 hours, you will seek other lodging and you'll sue him for damages.

    You don't really need to say any more than I just did. Send your letter certified, return receipt requested. Send another copy by regular mail and hand deliver a copy if possible.
