    Seller's right on land contract
    I would like to know just what rights the seller has when entering into a land contract.
    If not specified in the land contract, can the seller go into the business property at any time? No one resides there. The buyer has done damage to the property and I need to know if I have a right to inspect and repair some of these damages before they cause more damage. (broken windows.. etc)
    Any help on this would be greatly appreciated.

    Under the land contract the buyer is buying the property, and while the deed is not transferred, they have rights not to be intruded on.

    So you will have to give notice prior to entering the property.
    Next you don't have the right to "repair" anything unless they have violated the terms of the written agreement.

    I would assume you had a proper and legal one did, that of course requires them to keep the property in usable condition, to repair specific damages and the such.

    The buyer has violated the terms of the agreement, he is 3 months behind on the payments, is not holding insurance on the building and has not paid the last taxes. I can't go in there even then? Do I have to foreclose on him before I can enter the building? Thanks for the answer.
