    Hi, I currently own a home and had renters in it, Theywere on a month to month lease agreement. The term was if they needed to moveout they would have to givee me a 45 day notice, They are moing out this weekend which is only a 2 day notice.. I know I'm able to keep the deposit, But am I able to hit themup for Octobers rent that is due on the first since they did not give me the 45 day notice?

    Was that agreement in the original lease?

    Schedule a walk through with them to make note of any damages. If they refuse, then go in with a witness and take pictures of everything. Then prepare a bill for whatever it costs to fix everything, then add the rent they owe and subtract the deposit. And send them a bill.
