    Roughly, how much do you think it would be to add on a room?
    I live in central California, close to San Jose. I'm buying a house for the first time, but I need an extra room. The market here it is extremley hard to find what you're looking for. I finally found the right house and it has a good size backyard with more then enough room to add onto the house.

    The house is a 2-story , 1,358 sq ft on a 4,500+ to 6,500 SqFt lot.

    I need to build just a regular room, not a master suite, nothing fancy. Not bathroom, just a room with a door and a closet. I don't know what a good room size would be for just a twin bed and maybe a vanity. I was looking at 12x12 but it looks pretty big, almost too big.

    If anyone could help me out with this, it would be greatly appreicated. Thanks!!

    My two sons used to share a 10x10 bedroom without killing each other -- one dresser and one bunkbed and one wastebasket. My bedroom is 11x12. If I had only a twin bed and vanity or chest in it, there would still be room for a computer desk, but not much else. Where will the occupant put his hanging clothes? Btw, bedrooms in mobile homes (single-wide) are usually 10x10 (or smaller) up to the "master bedroom" that might be 15x12.

    Very general prices for new construction is 125.00 to 150.00 per sq ft.

    Example for new
    20,000 material
    20,000 labor
    Total 40,000

    Renovation/addition
    20,000 material
    40,0000 Labor
    Total 60,000

    When building an addition, try to stay in building design of house. This will dictate a little to size of room. I would not go much smaller than 10 by 12 room plus closet.
