    What do you do about damages?
    If you have rented out a residence and the tenant damages past usual wear and tear what is the next step?

    You deduct the cost of repairs from their security deposit. You then send them the balance of the deposit with an itemized listing of how you used the portion you kept.

    If the amount exceeds the amount of the security deposit (or there was no deposit), then you have file suit against for the costs.
