    Apt. Rented over internet is a total mess. Can lease be broken and money returned?
    Hi, My son just graduated from his army training and is stationed at Fort Riley, Kansas. He and my daughter-in-law just arrived in Kansas at the apt. they rented over the internet. The apt. is a nasty mess. The landlord gave them $125 to buy cleaning supplies! My son hopes to break the lease and find decent housing. What rights do Kansas renters have in this type of situation? Thanks for any information you send my way.

    Hi Clough, Money was mailed to them but no documents signed in person unless they did so upon arrival today. Thanks for taking the time to help these kids.

    Hi again, armymom28782!

    I would suggest checking to see what documents, if any, had been signed. Even online ones that have been sent in emails or uploaded to a site online.

    I think that the landlord giving them money for cleaning supplies is honorable. However, that may not be the way that things are supposed to work in the rental situation. But, we don't know what, truly, were all the arrangements that were made concerning the rental agreement.

    You're right. I have no idea what the rental agreement states, what was signed, etc. I'll try to find out more from him tomorrow. It's hard trying to help them from so far away. Thanks!

    That would be good and helpful, armymom28782, as the people here who are best and well-versed in such things will need to know everything about any arrangements and/or agreements that have been made in order to advise you and subsequently them the best.

    Hi, Just wanted to let you know everything is fine with the kids and their apt. problem. My son called the rental company and met with an agent Sat. to explain the situation. The agent showed them some other rentals and they settled on a cute little two bedroom house in a much better area. It is a little more rent but worth the extra cost. So all's well that ends well. Thanks for your answers and concern.

    Did your son go to the rental office in uniform? I would have. I suspect the reason for the accommodation is the rental agent wants to stay on the good side of the army.

    I'm not sure if he was in uniform or not. I'll give him your suggestion for future reference. I'm sure you are right about the rental agency wanting to stay in good standing with the army. These homes are rented to anyone, but mostly military. They are just as happy as can be with the place they have now. It's clean, not falling apart, doesn't stink and no dead squirrels laying about the walkway to the house. They are newlyweds and my son has already learned one of the most important rules of marriage, if the wife isn't happy then nobody's happy:)
