Rental house problems
I am in a rent house more than two years, faucet in bathroom has leakage problem since a month, three times we have complained to apartment manager but she is not paying any attention. And in kitchen sink garbage disposal has stopped working due to that sink is stinking, complaint to manager and she says it will take more than a week to repair, is there any law for this type of negligency.

I am not sure of the laws but you can report her to the municipal/township building codes and the board of health.

You are not stating your location... but by our local Rental Code - you have the right to withhold rent until these problems are fixed.
FYI... To withhold rent: Make out check for rent payable to the landlord and date it as usual. Make a photocopy of the check. Mail the copy of this check to your Landlord. Include note of intent and list of things to be repaired. Tell her you will send her the check the moment all leaks and non-functioning appliances in your apartment are repaired.
Put the actual check in an envelope and send it TO YOURSELF via Registered Mail. Once the envelope arrives, sign for it - but DO NOT OPEN it. In case you are sued, you let the judge to open it herself.
Or after your landlord makes all repairs, send her the envelope with the check. Let landlord open it herself.
Best would be: if you have a Lawyer, send the envelope with rent check to her to keep it in her possession. It makes your case more credible.

Actually only some places they may have the right to withhold rent, in others they will have to set up escrow accounts and the such not to pay rent.
If they are going to get to it, how bad is the leak in the bathroom ? If not major taking a week or two to get to it, may not be out of line.
