    Right of easement
I bought a piece of land and the only way I have to get to it is on a old county road that isn't kept up anymore. That road runs about thirty feet behind someone else's property. They are telling me I can't get to my property that way and they have put up a gate on my property to keep me out . I just need to know what my rights are , if that is the only way to my property can they keep me off it.

If that is the only way to get to your property then you will have an easement by necessity. However if the landowner is being difficult then you will need to get the easement formalized through a court proceeding. I suggest that you speak to a real estate attorney as soon as possible.

I am wanting to buy 36 acres of land. The only way to access the land is from an old coal mine road which I would not own. Are there laws that would allow me an easement to use the road if the roads owner is not willing to allow me access?
