    A lis pendens is a document that gets recorded in the same office where deeds are recorded. It acts as notice to the public that a lawsuit has been filed or is about to be filed concerning a piece of property. It prevents the owner from selling or financing that property until the matter is resolved and the lis pendens is removed.
