    Renters Rights
    Hi, Hoping someone can help. I have rented the same house for the past 6 years. My landlord has just recently sold my house I was renting. I now have to relocate pay all moving costs, Am I responsible to pay him September rent when the house was sold in August. He did not inform me of the house being sold until September and the new owners do not have access to the house yet because there was no closing yet. I am moving out 10/6/06. Hope you can answer my question.
    Im not sure what Pa laws are for renters.

    Do you have a lease or are you on a month to month basis? If you have a lease, you may not be required to move until the lease is up, even if the house is sold. But if you have already made arrangements, that question is moot.

    If you are on a month to month basis, the lease can be terminated at any point with one month's notice. If the house has not been closed on yet, then the landlord still owns it. You are responsible for paying rent as long as you occupy the premises. Which means until 10/6/06. If you don't pay for Septmeber, he can withhold your security deposit in lieu of the last months rent and can bill you for anything that doesn't cover.

    Hello Blue:

    Couple things. If you are on a lease, the new owner inherits the lease and can't kick you out. If you're month to month, you can be asked to leave with a 30 day notice, or tell him you're leaving with the same 30 day notice.

    When he sold the house, or when it closes is NOT the issue.

    Now, to the real world. Are you moving out on the 6th as a result of a 30 day notice? You lived in the house during the month of September, you should pay rent for the month of September. Of course, it's October. How did you NOT pay the rent?

    If you didn't get any notice (or give any) you may be responsible for October's rent too.

    Hi I want to thank you for the quick response. No there was no lease it was a month to month rental. And as for a security deposit, I didn't have one of those neither. Because when I moved in to the house it was a total mess,from the previous renters. So I had to re paint all the walls and have the rugs cleaned and some other fix ups. So by me doing this for the landlord he said I did not need to give him security. And Yes I received a 30 day notice on Sept 6 so this is why I'm moving out tomorrow Oct 6. And now he is trying to tell me I need to pay 14.00 for the 6 days of Oct that I was there for. Including Septembers rent. My rent was due the last week of the month. I was told sometimes landlords have to pay for relocation fees for there renters when they sell the homes with out notice. Just was wondering if anyone knew anything about this?

    What excon said. As we both told you, you are responsible for paying the rental for any amount of time that you occupy the premises. That means right up to 10/6.

    I've also never heard of any landlord paying relocation fees. The only time that might happen is in case of emergency like the premises became unlivable. And, in that case, the landlord's or the renter's insurance would cover it. In this instance the landlord has no obligation to you. You had a month to month lease, he gave the required 30 days notice.

    It might have been nice, if he had informed you in advance that he was looking to sell the property. Maybe give you a chance to buy it. But he was under no obligation legal or ethical to do so.

    I don't know about PA, but in California the new owner is required to pay a relocation fee. I believe it is 2 1/2 times your rent. I'm just sayin'...

    Um can you cite where the law is on that? I just skimmed through this:

    And couldn't find an reference to having to pay relocation.
