What do I do with all the stuff that the renters left behind after abandoning it :mad: while late on Rent before the contract was up? :confused:

While different areas have specific laws, in general if they have moved out, then it can be disposed of.

But if they argue that they have not moved out and you did a illegal eviction then you will have trouble,
So the problem here is proving they moved out and left it.

My dad is a realtor and a lot of people keep stuff in their house from previous owners until they pick it up. In my old house, the lady that used to live there before us left a lot of her stuff in our house and came back 3 years later to pick it up. It was pretty gross though. But we only threw away a really dirty pillow and a piece of poo that was on the floor. Of course she didn't notice at all. Who would want to keep that! I live in New Jersey so I don't know if the laws are the same where you live.

If they have definitely moved out (gave you written notice, returned the keys, etc.) then you can send a letter. You send it to their last known address by certified mail, return receipt requested, and another copy by regular mail. On both envelopes make sure you put "Forwarding and Address Correction Requested". In the letter you inform them that they have left some of their property and if they don't pick it up within 30 days then you will dispose of it.
