    Can my wife transfer the title of the house to me so I can refinance it under my name?

    The house is currently in her name only? She owes a mortgage? Such a transfer to you would be subject to the mortgage.

    Yes, she can transfer the title. It can be done as part of the financing. Basically she would be selling the house to you and you would be financing it in your name. You can have all of this handled by a real estate attorney or title company. Don't rely on the lender to do it for you.
