My tenant just died in the hospital. I have no contact information of his family. What is my responsibility as a land lord. The hospital would not give out any information due to Privacy law.

Good question. I would treat it as though it was abandoned property. Keep it for 60 days. If you don't hear from his family shortly, I'd take out an add your local legal journal announcing his death and your hopes that the family will contact you.

After that, I'd sell it for back rent.. The key here, is that in the absence of law on the matter, should there be any court proceedings in the future about it, the outcome will be based upon how "reasonable" you acted under the circumstances.
