    Is there a Maxum Length a Lease can be written for in Florida?
    Is there is term limit on the maximum amount months for a Lease? For Example... If a renter wants to negotiate a longer term lease for a smaller rent payment. What is the maximum amount of months for such a lease in Florida?

    Can you have a 3 year, 5 year, 10 year lease on a house to lock in a Rent payment?

    I don't want to give the renter a lower monthly rent payment, then have him back out after 24 months when it was a 48 month lease he originally wanted at a 300 less a month rent. And him in the end just say sorry but you can't hold me for a lease that long...

    So is there an limited amount of time a house lease can be written for?

    This is non commercial, straight up property rental of a single family home.

    I am not aware of any kind of maximum allowable lease for a rental property in Florida.

    But why would you want to lock in a low rent in exchange for a longer lease? Just who's idea is this anyway? Yours or theirs?

    Also, if push comes to shove and your property taxes go up (for instance) on the property, just how to you plan on covering that extra expense if you are locked into a longer than usual lease? I would never dream of making a lease longer in order to have the property rented. You can always renew the lease each year with the same provisions or raise the monthly rent at the signing of the new lease.

    When I owned property in Florida I found that I had "musical tenants" like musical chairs and every so many months they would leave the property vacant for me to rent out again. In the 5 years I owned one property I had eight different tenants each with their own one year lease. Florida is the land of transient tenants.

    I'm in the Military, and I don't live local where the house is. I'm Renting it to other military members. It benefits us all, I don't have to worry about re-painting, re carpet, re cleaning every year for the "Next new" tenants. I would rather have a long term tenant and not worry about the hassle of making the house like new every 12 months. Any amount of tax increases and stuff is already covered; I have owned the home so long.

    Since military people can be deployed at any time and since state laws allow them to break their lease when deployed, I'm not sure this gets you much of an advantage. A long term lease does not guarantee a long term tenant.

    Also, a one year lease does not mean the tenant will only be there one year. Just put an automatic renewal clause in the lease that requires 60 day notice to terminate the lease before its expiration.
