    Mortgage and Death
    My daughter and her hubby bought a haus 2 years ago.
    They both work. He makes more then she.
    They have no life insurance.
    I talk to them about getting insurance all the time.
    They keep putting it of and of.
    If something happened to him it would be rough on her with her salary only to pay all the bills.
    Could she refinanze to get a lower rate? Or would she have to sell right away?
    Would the titel company help her out so she can keep the house.

    He can take out insurance just to cover the mortgage.

    Whether she can refinance, especially at a lower rate depends on the current rate, the rates in place at the time, the amount of equity, etc. So there is really no way we can answer.

    The title company has nothing to do with this. They just insure that the property has a clear title.

    I doubt with a lower income she could do a refi, if they can refi for a lower rate, they need to do it now while both are alive and working.

    No the title company can help do a new title to sell the home, or to remove his name after death.

    Most likely she would try and sell the home, depending on valudes of homes now, if that is even possible.

    With term insurance on a healthy person being less than 20 dollars for 100,000 for a 30 year old, there is no excuse unless he has bad health
