Warranty deeds being dismissed?
Can a warranty deed be dismissed or changed? And what happens if you sign over a warranty deed between yourself and two other parties. Leaving you with 1/3 ownership of your house that u still own on?

It takes action by a court to nullify a deed. It takes the agreement of all of the owners to change a deed.

My aunt was very sick and highly medicated when she did this and was in fear because the other parties nsically forced her into this. Now she is on remission from her cancer and does not want them to have her house. This lady even assaulted my aunt and is currently undergoing charges charges from he state. What are the chances of my aunt getting her house back solely I'm her name?

If your aunt can prove that this lady took advantage of her when she was medicated then she may be able to get the deed nullified. But this is not something she can do on her own. She's going to have to get an attorney. And she'd better do it immediately, before this lady can transfer the property to someone else.

Ok thank you for all your help. Can she have it moved to someone else if my aunts name is on the deed, the lady, and the lady's husband? Bc this deed has all three parties OK the deed?

No. If your aunt's name is still on the deed then she is still an owner and she must consent to any further transfer. But she should still get an attorney if she wants to fight this.

Ok I just spoke with my aunt and it was not while she was highly medicated that this deed took place. However when the other party file the deed my aunt was being highly medicated by this woman along with her husband and this deed was not supposed to have been filed until my aunts deAth. So this is an act of raw greed from the other party. My aunt also has several witnesses that can testify the woman was over medicated my aunt and dening her medical treatment in hopes that my aunt would die. So basically she was trying to do away with my aunt so she could have my aunts house. Will we be able to do anything about this or are we stuck with this deed?

I can't give you any more of an answer than I've already given you. I suspect that no one can give you any more of an answer online. Your aunt needs to speak to an attorney in the area where the property is located.

It is how your aunt was when she signed, and who was the witness and was it notorised and what will the notory testify to as to any pressure being put on aunt at that time.
She will need an attorney, and the sooner the better.

Hello.. we bought our home last October, and with it came a 1yr warranty from the builder. Well in our 2nd month in, we stated noticing cracks in the drywal seams amongst other problems stemming from shotty work in my opinion. We have made several attempts to the builder to remedy these issues....

My husband and I are divorcing. He owns 40 acers and is spliting it with me as part of the divorce. I was told all we need is a warranty deed. But to be very careful as to how it is written. So I was hoping to get help as to what to look for when he gives me this deed?
