My Landlord is a LUNATIC
She showed up at my work, where I am the boss, she left me a very personal message with my employee when I was too busy to talk to her-because we did not pay exactly on the first, but did by the fifth, which was in the contract. We are having issues with various items in the house to which she has said that we rented the house "as-is" and that "it worked fine when I lived there" or the one today-the dryer takes 2 cycles to dry, she tells me I must not be using the right settings! We have an attorney who seems to be like most south floridians-when they feel like it- I guess my question is, she expects us to accommodate her when she needs it (she needs an adjuster to look at some damage and we agreed) but she refuses to fix things that are costing us money. What is the best thing to do? She knows nothing about being a landlord, is it better to just move out? We just moved in November and she has been an absolute nightmare, not to mention a pathological liar

When does your lease expire?
If she is not making necessary repairs, you have the option of having the repairs done yourself and withholding rent. But if you do, you have to make sure you comply exactly with the tenant laws in your area.
As for the As-Is, is that in the lease? What exactly does it say about it?

The contract only states the appliances were included and that we agreed to use them with care, she denies there is anything wrong with it but has not bothered to send anyone. Florida landlord/tenant laws state specifically that you can withhold legally with notice for things that are life dependant-such as heat, leaky roofs, that sort of thing, but mentions nothing specifically about appliance-but we pay our rent for those things included with the house-she had the audacity to tell me that they were not going to "come every time to change a light bulb if it goes out" there was a leak in the pool, after the 4th time we filled it with water we found the problem and ordered a replacement 0-ring for $8 because the one in the chlorine feeder had broken and someone repaired it with electrical tape. We are finding those kinds of "fixes" just about everywhere. Then she tells me we should not have fixed it, but certainly they would take care of something because they don't want their property to go unrepaired. Ugh I just want to pull my hair out!!

Oh btw-the contract ends oct 31, and yes we had our attorney send her written notice of the repairs needed, but he seems to forget us

I'd make sure to do a "walk through" taking pictures and making notes of all the things that you believe are wrong with the property. You can be sure that this type of landlord will "forget" that it was in that condition when you began your rental and will want to charge you for fixing it when you move out. And by the way, make sure the landlord signs the list and you both get a copy. In fact, I'd have a third party witness the list.
Beyond that, life is too short to be throttled by a very inconsiderate landlord, I'd try to find another place as soon as allowable by your agreement.
