    NYC Condo Conversion Month To Month Rights
    Greetings!

    I live in NYC in an apartment not protected under rent stabilization or control. Last December we were given an option to renew our lease. We signed the renewal and sent it to our management company but they never renewed it. After several months of hounding we were told we are now on Month to Month instead. Last month we received the "black book" for the condo conversion under a non-eviction clause. Now that the back-story is complete here are my questions:

    1) Does the owner have the right to ask us to leave with the customary 30 day written notice?

    2) If I pay several months rent in advance and the landlord cashes the check, does that bind them into letting us stay through the months that are paid?

    3) As of now, no units in our building have been sold and I believe in order to move forward they need at least 15% to move forward but the legal terms are confusing. Any info?

    2) Yes

    3) The condominium plan will not be declared effective by the Attorney General's office if there are no sales.
