    How to write a quit claim deed pertaining to only if I shall die
    I want to do a quit claim deed i have two daughters and boyfriend so i want to do the paperwork to be written as if i shall die only will my house be divided among the 3 of them so is this considered legally done this way, needing to know that i am only stating that written this way when i die property would be divided then among them and it doesn't mean that i am quit claiming the house to them at that time as i did say in it when i die

    Sorry no, you can add them to your deed NOW, as owners with right of survivalship. Where the others get the share of the person who died. But what you want is a will to give them a house after you die.

    If you do the will thing the will has to go through probate court through an attorney. This will cost your heirs to have to pay a set percentage of the value of the house. If you wish to do it the other way by adding them onto the deed with the survivorship rights, they will not have to go through probate and incur the attorney's fees (which are not negotiable, by the way). The choice is yours.
