    Kentucky Eviction Law?
    My question is simple. I live in Kentucky and have been given a Word Document that someone manually drew up stating an eviction. On this notice not dates are given. What is the KY law on leaving a premises after receiving an Eviction Notice?

    And does it have to be a Court Ordered Eviction before you are required to leave the premises?

    If you haven't paid rent, you SHOULD (by the standards of good citizenship) LEAVE right now. Nobody should live off somebody else...

    However, nobody is going to come by to throw you out until the court orders you out. If you landlord is efficient, and your courts are efficient, that could happen in as little as a few weeks to as much as several months.

    The process for an eviction generally goes like this:

    1) Initial notice to vacate. This may be a 3-10 day pay or vacate notice if you are in arrears or a 30 day lease termination notice if they are terminating the lease.
    2) If you do not vacate in the time frame given, then the landlord will go to court for an eviction order.
    3) After the eviction order is granted, if you still haven't left by the date specified in the order, the landlord hires a sheriff to physically remove you.

    Sending you a Word file is not considered sufficient notice. You have to handed a printed notice. And it would have to give a date or deadline.

    The thing is though, that once an order is given by the court, that becomes part of the public record and may cause you problems in finding another place to rent.
