    Final inspection in PA
    I live in Erie PA. I'm moving out of apt. Gave required notice as well as paid two months rent to get out of lease early. Landlord called this liquidated damages. On 7/28, I requested final inspection to be done after I had carpets cleaned on 7/30. Was told that they do not do final inspection with tenant but at their convenience at some other time. I have lived in professionally managed aptment complexes in other states and was present at final inspection. I do not trust these landlords as one of their family's have bad reputation as landlords in this city. Do I have right to be present?

    I live in Pa. have never been present when the landlord did the inspection. I think they have a week or two to do it at their leisure.
    You can take pictures or preferably a camcorder of the place before you leave to cut down on false claims.

    I agree w/nohelp.

    Document, document, document. Then when you go in to return your keys also give them a written letter thanking them for your enjoyable time living there, thanking them for agreeing to the "liquidated damages" arrangement you were able to work out (I hope you got a signed release - if not... DO SO!), and then just state in the letter how thoroughly you cleaned the place, including professional cleaning of the carpets(copy of receipt attached), who all was with you at the time to witness the stellar condition of the apartment, and state the fact that you've taken 85 photos (whatever) or a video documenting the perfect condition of the property. Give them a copy and keep a copy for yourself. On yours, note who you gave it to on what date, etc.
