    What is the process for a landlord to break a lease in California
    Hello,

    I'm trying to help my mother. She is the landlord to my grandparents home and we recently rented it out. It is a year lease and has been a few months. My mom now needs to move and since that is our home we would like to live back in it.

    I know that you can break leases from both sides. I just don't know how to from the landlords side.

    I need to know what the process is and how to go about this. We feel every bad for the current renters but you have to sometimes look out for yourself.

    Please help. Any advise will be appreciated.

    If you are in Los Angeles, you might be able to do this. If you aren't, then you would have to check the local laws, but most likely you can't legally. A lease is a binding contract on both sides. The same way that the tenant can't just tell you they are leaving tomorrow because they have problems, you can't make them move because you do. Now, if you really need to move back into the house, then the most likely way to make it happen is to offer the renters enough money to make it worth their while. I'd say at least two months rent, and maybe some money to cover moving expenses. Plus their security deposit, of course.
