I would just make sure you include your name, the tenant's name(s), the address, date and a general description of the property. State that it has been left in the unit and at this time you're considering it to be abandoned. Tell them exactly what procedure they may follow to retrieve it and by what date and what they'll owe you for storage. (See your state's LL / tenant laws in the sticky at the top of the forum.)

Then at, or just prior to the end of the time limit, send a letter stating that the time is up and that you are donating or throwing away their property.

Can you explain what EXACTLY you are trying to do here? Who is abandoning what and why?
