After being burned with a 200.00 water bill from my first tenant, I now have included water an sewage in the rental agreement. My apartments are all separately metered. The tenant is charged for the amount of usage the tenant consumed. If allowed by state law and included in the lease there should be no problem with having the tenant pay the water and sewage used. My tenants get 10 days to submit payment. Should they fail to pay, the water bill is applied to the rent first with the remainder of the rent due by the fifth with late rent penalties to follow.
