    Garage Settling/ Foundation Problems
    Hi, I bought a 20 year old house 6 months ago. The garage floor has settled and it slopes down in the middle. If it rains the water will pool into the middle of the garage floor. Additionally, the garage wall closest to the house sits directly above the basement wall.(see attachment) The corner of his basement wall has a crack from ceiling to floor (I had the crack filled with epoxy) and the wall bows out slightly in certain spots.

    My questions are:
    1.) Is it a problem if rain water the pools to the middle of the garage seeps into the cracks on the floor?
    2.) Will a garage floor settling put pressure on the basement wall below it?

    What type of professional would you suggest I ask about this, engineer, foundation expert?

    I plan to finish the basement with a year or so, and want to make sure I don't have a potential foundation problem before I begin.

    Most of the companies that work with foundation problems actually do free estimates. Note that usually if a house is twenty years old it has done its setteling unless there is some type of change to the land. I would contact someone like ram jack, just to get their opinion. Remember these companies are in the business to make money so it would be a good idea to get the opinion of a hand full of them before taking what they say as the truth.
