    Removing name from deed
    How can I have my name removed from a deed on a house that my brother and I share jointly. The loan on the house is in his name. This house is located in Ohio.

    If there is a loan on the property, you need to get permission from the lien holder first. You can then prepare a quit claim deed, deeding the property from you as joint tenants to just him. Then register the deed with the county. The bank may help or contact a title company or real estate atty.

    ScottGem: Not too sure about that one. I don't think he needs to get permission, bushg said only his brother was on the loan.

    Even though the loan is only in the brothers name, the lienholder needs to be notified at any change in ownership. They might not care since he wasn't on the note.

    If the brother is the only one who signed the loan documents and his interest is increasing to 100% - I don't think it's necessary.

    But when in doubt, its always best to contact the Lender.
