    How to get/use Quiet Title
    • I bought a property from the bank and they actually sold me the "right to collect/foreclose". (They solved their problem)

    • The previous owners never made a payment and did not pay the taxes. I paid their taxes.

    •When I tried to sell the property I found that although I had a Quick Claim Deed from the husband, I need the same from the wife which she refused to give. (Again, they never paid a months mortgage)

    • Quiet Title: It seems I can use Quiet Title to solve the problem, but the Recorder of Deeds said I need to use a title company and just send it to them.

    • Where can I get a quiet title form and do this myself.

    There isn't one. You can go through the courts or through a title company.

    You want to use an attorney, since you have to do a motion on any and all possible issues, so they will have to do a complete title search looking for any issue, and then file to clear the title of all possible problems.

    You want an attorney for this,
