    Lease Agreement
    My husband andI are on a one year lease. I am renting a house for $650.00 a month. My landlord agree upon payment twice a year. We have never received any receipts. My husband and I finally found out we were $2,000 behind in rent. He agree in an email that we can pay him in September or by our lease up in October. Now, we paid him 2500 plus 650.00. Can the landlord still evict us. The landlord always said we needed to get the place cleaned up which we have recently have done that it is in an email he sent us. He has put the place up for sale during our lease without sitting down and talking to us about it. He has only emailed us and he put it up for sale. We need some advice.

    How were you behind, from my undersanding you are paying him 6 months rent every 6 months, did you short pay last payment?

    Are you being evicted or is the landlord selling the home? Landlord are allowed to sell a rental property. The buyer would become the new landlord and you would simply start paying rent to the new owner.

    I'm not fully understanding the situation.

    We are behind on rent, but they have not given us receipts. We have been paying them rent, but we fell behind somewhere which is not documented. Since January we have paid them 2500 and then another 650.00 which we have told them that we would pay rent in September because that's when we get our Student Loan and Grants for our education. This has been the agreement since we moved in here not on a month to month agreement.
    Our rent started at 650.00 a month then since we have to pay extra for watering the lawn they deducted it to 625.00 a month, but they told us that it was starting in the summer, but it did not get deducted until Lease started in November. He says that if we keep the place clean and mowed then everything should be OK. Now everything as changed and he has continually wrote us and we get different answers every time he writes back.

    I agree with Low, this doesn't make any sense. So they didn't give you receipts, did you pay by cash, check, money order? If you paid by cash dod YOU keep any record of what you paid? If you were on a 1 year lease and the landlord agreed upon twice yearly payments, then you should have made one payment of $3900 6 months into the lease and a second payment of that amount when the lease expired. So how could you be behind $2000?

    As for the landlord selling, he is under no obligation to talk yo you about other then to inform you its for sale and then he will need to show it to buyers.

    You want advice? You need to get your act together. There is NO WAY you should not know how much you have paid on your rent and if you are behind, how much you are behind by. Also you should have either check stubs or money orders to show what you paid. If you paid by cash then that was another mistake.

    Once you get your act together and figure out what you actually paid then you will be in a better position to figure out what to do.
