    Out of state landlord. Issues
    When is rent actually due for landlords that are out of state? Does it have to be received on the due date or post dated by or on the due date?? And for a two bed, 1-1/2 bath... the main toilet is not working now for a month. The landlord is ignoring me. What do I do?

    Where he lives doesn't matter. If your lease or rental agreement calls for rent to be paid on the 5th, that means IN HIS HANDS on the 5th. The 1st means the 1st. If somebody is supposed to pay you on Friday, that means on Friday - not "the check is in the mail".

    Each state has its own legal remedies available for tenants. Go find your state at the top of this forum. It will tell you exactly what to do.

    While you're looking, here's my advice. Do ALL your communications with the landlord in writing from now on. Even when you talk on the phone, send a letter outlining the conversation. Send him a letter informing him about the toilet. Send it certified, return receipt requested.

    Your state law will tell you what to do if he doesn't respond. NOT paying your rent, however, won't be one of those options.
