    Lease buy out
    If my tenant has vacated the structure and the lease states that they have violated the lease by doing this and have not corrected it in 30 days or they have to pay the remainder of the lease now...
    Do I discount the remainder of the lease amount or go for the full amount??

    Why would you give these deadbeats a discount? You're not going to collect anything anyway, so you might as well go for it all.

    You charge them to maximum amout that the legal terms of the lease allows. If you latter wish to accept a lesser amouint as payment in full that is your personal legal option, but never start by asking for less than you are allowed to collect.
